Newport Beach
Newport Beach, a coastal city in southern California, is known for its large, boat-filled harbor. Balboa Peninsula has 2 piers, Newport Beach Pier and Balboa Pier, plus the Balboa Fun Zone, an old-school amusement park with a Ferris wheel and ocean views. Local beaches include the Wedge, known for its big waves, and Corona del Mar State Beach. The Orange County Museum of Art exhibits modern and contemporary works.

A Community of Villages
Travel from the east to the west side of the city - or the north end to the south end - and you will get a flavor of the distinct residential and commercial areas that combine to make the City of Newport Beach one of the most attractive communities on the west coast. Newport Beach is known for its “villages”, each with its own distinct character and appearance. They include:

Balboa Peninsula
The Peninsula is a three-mile stretch bordered by Newport Harbor on one side and the Pacific Ocean on the other. It’s famous for “the Wedge,” arguably one of the best bodysurfing sites in the world and the Ocean Front Walk, one of the region’s most popular boardwalks. At the foot of Newport Pier lies the historic McFadden Square, named for the family that helped found the city and the Dory Fishing Fleet, where local fisherman bring in fresh seafood daily. Approximately one mile south of the Newport Pier is the Balboa, another of the city’s villages. Balboa includes the Balboa Pier, the Balboa Fun Zone, and the historic Balboa Pavilion. Catch the Balboa Ferry from here for the short ride over to Balboa Island.

Lido Marina Village
Lido Marina Village is a charming shopping area with waterfront dining, stores, the historic Lido Theater, and dynamic views of the harbor. Just over the bridge sits Lido Isle, a residential neighborhood located on one of the seven islands of Newport Harbor. The Cannery, a former fish canning operation, still stands nearby.

Mariner’s Mile
This section of Coast Highway is located between the Arches Interchange (where Coast Highway meets Newport Boulevard) and Dover Drive. It contains yacht brokerages, marine supply stores, high-end automobile dealerships, a mix of retail and restaurants, and the beautiful Balboa Bay Club & Resort.

Balboa Island
The area known as Balboa Island is actually comprised of three islands – Balboa Island, Little Balboa Island and Collins Island. The main street, Marine Avenue, is lined with quaint shops, art galleries and restaurants. “The Island” is known for the great walking path that circles its perimeter, the annual Balboa Island Parade, its annual Art Walk, and, of course, the legendary Balboa Bar – vanilla ice cream dipped in chocolate and assorted toppings.

Corona Del Mar
Corona Del Mar, or the Crown of the Sea, is home to the beautiful Corona Del Mar State Beach and the Robert E. Badham Marine Conservation Area. Lookout and Inspiration Points offer scenic views of the ocean and the entrance to Newport Harbor. Just a few blocks inland is the “downtown” area of the village, where shops, boutiques and restaurants border both sides of Coast Highway and the 2.2-acre Sherman Library and Gardens is known as a “horticultural retreat.”

Newport Center / Fashion Island
Newport Center contains high- and mid-rise office and residential buildings, hotels and Fashion Island, one of the most exclusive shopping and dining destinations in Southern California.

Newport Coast
Newport Coast was annexed into the City of Newport Beach in 2002. Newer homes, upscale hotels and the Pelican Hill Golf Course line the hillsides and offer breathtaking views of the Pacific Ocean. The historic Crystal Cove State Park, tucked between Coast Highway and the ocean, includes three miles of coastline and its historic district contains more than a dozen restored 1930s-era vacation cottages that can be rented year-round.

The Islands of Newport Harbor
Another unique feature of Newport Beach are the eight islands located in Newport Harbor. Bay Island, Collins Island, Harbor Island, Lido Isle, Linda Isle, Little Balboa Island, and Newport Island are strictly residential areas. Balboa Island has residential and some small commerical areas.

Seldom is a residence designed to give precedence to optimal living experiences in every space, or constructed to this standard of exemplary craftsmanship. Extremely rare for its parcel size – 3.5 lots – over 9,400 square feet, and its bayfront position on the most tranquil waterway enveloping Lido Isle, the property and its extraordinary composition are beyond compare. An immediate introduction to the symphony of scale, light, architectural detail, and textural nuance unfolds upon entering the private interior courtyard, verdant with specimen plantings and mature trees – only to be followed by a profound panorama of elegant yet livable environments and an ever-changing tableau of captivating views, water life, and awe-inspiring sunsets. The remarkable dwellings – with views from nearly every vantage and comprised of over 8,800 square feet, are a collection of intentionally placed rooms, each thoughtfully created to encapsulate evocative moments and harmoniously connect the interiors to the splendid outdoor surround. A sprawling main-level ensconced in floor-to-ceiling glass doors and windows affords myriad opportunities for living, dining, and entertaining both intimately and large-scale, and is fashioned with formal and informal accommodations including both an open and out-of-sight service kitchen, equipped with the finest culinary appointments. The second level, accessed by a sculpturally graphic stair and glass enclosure, offers two ancillary bedrooms with en suite baths; a fireplace-front retreat for media viewing bathed in ambient light from the two-story entry glass; and a sophisticated office or studio with a sculptural gallery wall and an entire wall of glass, opening to a structure-width waterfront terrace. The northwest wing is dedicated to private primary living space, encompassing an open and bright bedroom of considerable size with a seating and viewing area alongside cinematic views and a scenic terrace; an all-window, waterfront fitness room; along with separate distinctly finished dressing rooms and closet spaces – connected by an impressive dual bath rivaling the sanctuary of a fine spa, featuring a suspended carbon-fiber bathing tub – a fete of design and engineering. The adjacent guest house, with its own entrance and views of the pool deck and Bay, is a generous space fitted with all the requisite elements – to function independently of the main house. With 105 feet of linear frontage – one of the most significant on the Newport Harbor – the exterior environs were envisioned and constructed to capture the inherent distinctions of the special setting. An uncommon secluded terrace with a covered, enclosable, and heated lounge with Radiant heated floors enjoys the sights and sounds of water life in all seasons, while a rare endless edge swimming pool meets the bay, seamlessly connecting the glittering bodies of water. A custom-designed dock crowns the waterside of the property accommodating multiple craft of 70’, 48’, 28’ – with a potential reconfiguration to birth a 100’ vessel. The incorporated elements, level of precision work, and finish quality reflected throughout the entire property are nothing short of extraordinary. Every consideration was made in developing a complementary assemblage of unconventional materials; fabrics; wall coverings; stones and tiles; lighting systems; hardwoods; artisan-crafted fixtures, hardware, and architectural details; along with a selection of curated installation pieces. The result – transcendent style, uncompromised execution, and an unrivaled atmosphere. Further distinguishing the property is the unique garage capacity for six vehicles; security provided by 24-hour armed, community patrol; and the lifestyle opportunities found not only by proximity to the region’s finest amenities but those intrinsic to idyllic Lido Isle – including nearby Lido Village and the Newport Harbor.

Lying on the westerly side of Harbor Island, Newport Harbor’s most revered and sought-after private island locale, this stately period home has been lovingly kept for nearly one hundred years. Held by generations of one family for nearly as long, this is the proverbial property ‘everyone has been waiting for’. Words cannot describe the relaxed feeling one experiences sitting here on the bayside terrace and watching sailboats glide across the harbor from this most scenic location. Towering eucalyptus trees frame the reserved, colonial-style residence that is an understated monument to its era. The home fronts on a large brick terrace that adjoins an expansive green lawn that spans two oversized lots and runs to the water’s edge. A private inner courtyard, and expansive mature gardens, lend to the coastal ambiance found here. The original house, built circa 1937, has been preserved and enjoyed, while its authenticity protected. There is also a private boat dock for several yachts up to one hundred feet in length that completes the property. With the filtered afternoon sun trickling in from above, and the massive trees swaying in the gentle ocean breezes, the setting is truly enchanting. Of the few original estate sized parcels on the Newport Harbor, only a handful remain today. This offering is comprised of two, independent lots (numbers 20 and 21); each fifty feet in width. Their combined one hundred feet of frontage, found on the most desirable island in Newport Harbor, represents the last opportunity of its kind. Surrounded by Southern California’s most impressive and expensive waterside residences, this property can be restored, expanded, or completely reimagined into something that will stand for the next one hundred years. In real estate parlance, ‘irreplaceable’ is a word that is overused. However, this single word best describes this unexpected and fortuitous opportunity
